CH-CH-CHANGES ARE NOW IN EFFECT for 2006
Here is a quick review of how REMERGE and its affiliate vendors are managing the new disclosures for 2006.

1.     METH LAB ACTIVITY OR NOT DISCLOSURE
REMERGE devised this disclosure beginning with the notification from N.A.R. followed by the Seller's signed declaration and the Buyer's acknowledgment. When REMERGE is on the Seller's side, the METH LAB DISCLOSURE is now part of the SDP (Seller's Disclosure Package). When we are on the Buyer's side, the METH LAB DISCLOSURE will be faxed and/or e-mailed to the Seller's Agent as soon as you register the NEW SALE on line.

2.     SUPPLEMENTAL PROPERTY TAX  DISCLOSURE
REMERGE's SDP always includes the full report by CA TAX DATA to comply with the mandatory disclosure of tax information. As of January 1, 2006 the CA TAX DATA report contains a separate page that alerts the Buyer that a Supplemental Property Tax will be sent to him in the future. This page will always appear AFTER the signature page of the report. The signature page does NOT include acknowledgement of receipt of the Supplementary Property Tax.

OTHER SOURCES FOR TAX DISCLOSURE
a. PROPERTY ID has its own source for tax data information. We are thus far not aware of how this company is managing this new disclosure requirement.
b. C.A.R. should soon be making Supplementary Property Tax Disclosure form available through WinForms.

3.   UPDATED MEGAN'S LAW
 This disclosure is contained in the combination REMERGE Natural Hazard , Environmental and Tax Report that is produced by First American Hazard Disclosure.

MORE CH-CH CHANGES FOR 2006
1.   US POSTAGE INCREASE
Make note that a regular mail stamp will be 39 cents.  Check with your local post office to get the new rates for heavier letters and packages. 

2.   REMERGE FEES INCREASE
Please review changes in the FEE Schedule and the Agreement Between Real Estate Agent and REMERGE Transaction Coordinators. Our cards are on the table.
