TO EACH THEIR OWN JOB: TEAMWORK

The real estate transaction may seem like a confusing assortment of jobs.  Indeed, every listing and sale would be a massive undertaking if you had to do all the jobs yourself!  But you don't.  Every job in the transaction is distinct and is a profession in its own right.  Let's break it down.

 

AGENT: Lists and Sells Property and Manages the Buyers and Sellers

Markets himself and homes to the public, shows property, negotiates and fully executes listing and sales contracts, negotiates the request for repairs following the home inspection, instructs escrow to issue amendments and instructs REMERGE to issue notices to perform.

 

REMERGE COORDINATOR:  Manages the Disclosures and Broker File 

Gets signatures on disclosures, follows-up with escrow and Co-op Agent for required contract document and duties, orders reports and inspections, collects docs for the final file, alerts Agent and follows instruction regarding notices to perform.

 

ESCROW / TITLE: Manages the Accounting and Legal Matters of the Escrow File

Orders title, issues escrow instructions, accepts and maintains Buyer deposits, orders HOA docs, pays off Seller's lender, pays all invoices, coordinates with the lender regarding documents and conditions required by the loan, accepts Buyer's down payment , monitors loan doc sign up, issues closing statement and commission checks.

 

LOAN OFFICER:  Manages the Loan Process and the Loan File

Verifies Buyer's qualifications, orders appraisal and puts the loan together.

 

INSPECTORS:  Perform Inspections and Make Recommendation for Repairs

Do inspections and submit reports to the appropriate parties.

 

HOME WARRANTY:  Provides a Replace and/or Repair Policy for the House

 

Once your transaction enters into the management phase, your team, consisting of escrow, title, REMERGE coordinator, lenders, zone disclosure, tax report, home warranty, termite, home, geological and mold inspectors and takes over.  You will be contacted when you are needed for anything.

 

Since the important "after the sale" jobs necessary for a smooth close are delegated to other professionals, it is in your best interest to interview and select the best from each of the various professions to form your own professional team and include them when you write up a contract. You should trust that each individual in your team does their job, completely and without your vigilance. If you have selected good individuals, there is no need to direct or monitor them in their jobs. They know what to do.  They have been doing their job for years.  If you donÕt have that level of trust with some one on your team, replace him/her immediately.  If you canÕt trust anyone, no matter what - you will find that your production will plateau quickly as monitoring everyone's jobs through the close of each escrow becomes YOUR full time job.

REMERGE PRO-ACTIVELY PRODUCES YOUR D.R.E. COMPLIANT FILE

C.A.R meets in April and again in October of each year to review lawsuits against the existing disclosures.  October 2004, many forms and disclosures were renamed, revised and new ones were added.  C.A.R. has introduced some new forms and disclosures that are in the fine tuning stage.  The final forms will be available and effective April 2005. Keeping current with disclosures and form changes and streamlining the D.R.E. compliant checklist is truly a full time job. Just adding new materials without weeding out old material produces an unnecessarily cumbersome file. The basic essential file is already overwhelming to the Buyer and Seller. At the administrative level of REMERGE Transaction Coordinators, we review new forms as well as look for the redundancies that new forms create in the currently used forms.

 

REMERGE Transaction Coordinators is always the first to do a checklist "correction" as new material is introduced.  We expect changes every April and October.  You can expect a D.R.E. compliant file, every time.  REMERGE Transaction Coordinators is more than just a superlative transaction coordination service.  We take on the role of reviewing, analyzing and incorporating new standards in real estate procedures and follow-up as recommended by C.A.R. and D.R.E that protect the Agent from his Buyers and Sellers.

 

COMMUNICATION

The preferred mode of communication these days is e-mail !  When you want a quicker response, even for a call back, whenever possible, e-mail your REMERGE Coordinator. Phone messages are checked several times a day, however, the computer is always on and new e-mails show up instantly.  E-mail also provides a written statement of your instructions and becomes a part of the final file (except for jokes).

 

Remember to get your client's e-mail address. That information will stay on your web site file for your future use.
