REMERGE Basic - Seller Side: New Listing/Listing Sold

Full service transaction coordination, contractual time line alerts, and continuous transaction tracking from the Point of Listing through the Close of Escrow. A complete and current set of mandatory D.R.E. and regional Seller disclosures and the Environmental Hazard & Earthquake Guide are included in the Seller side files. The Seller's Agent and Seller have passwords protected access to the online file at www.remerge.com. The complete and compliant paper or CD transaction file is electronically archived then delivered to the Broker on receipt of payment from escrow at closing. Custom files and/or custom programming are subject to higher fees as negotiated.

REMERGE Basic - Buyer Side: New Sale

Full service professional transaction coordination, contractual time line alerts, continuous transaction tracking from the Point of Sale through the Close of Escrow.  The Environmental Hazard & Earthquake Guide, often forgotten by the Seller's Agent, is always included in the Buyer side files. The Buyer's Agent and Buyer have password protected access to the online file at www.remerge.com. The complete and compliant paper or CD transaction file is electronically archived then delivered to the Broker on receipt of payment from escrow at closing. Custom files and/or custom programming are subject to higher fees as negotiated.

REMERGE Plus Mentoring - Agents New to CA Real Estate

For those new to California real estate listing and sales, REMERGE mentors you in the mandatory real basic real estate listing and sales documents and procedures.  In less than five transactions, you will have the confidence to graduate to the basic service.  Custom files and/or custom programming are subject to higher fees as negotiated.

REMERGE Plus - For Sale by Owner
Seller Side: $850 - Buyer Side: $850
Mentoring, full service professional transaction coordination, escrow follow-up, continuous transaction tracking from the Point of Sale through the Close of Escrow is available to Sellers who are not represented by an Agent. A complete and current set of mandatory D.R.E. and regional Seller disclosures and the Environmental Hazard & Earthquake Guide are issued to Seller and Buyer for signatures. Seller and Buyer have password protected access to the online file at www.remerge.com. The complete and compliant transaction file is archived then delivered to the Seller on receipt of payment from escrow at closing and one to the Buyer when he orders REMERGE service. * Please note that REMERGE does not do the Buyer Side only in a For Sale By Owner transaction.

REMERGE File Review - Risk Management
$300
Brokers! Do you have agents who want to do their own files? Agents can register their NEW SALES files to REMERGE for a rigorous file review prior to the close of escrow. REMERGE checks all documents against the REMERGE Master Checklist. We then e-mail or fax the Agent a list of missing documents. It is up to the Agent to get signed documents back to us. Once complete, the documents are organized in the standard REMERGE transaction file and returned to the Broker in paper or CD. File reviews are prepaid. Please remember to send a check with each file.

1031 Tax Deferred Exchange Facilitation
$50
Don't chance the huge tax penalty that will occur if the 1031 tax deferred exchange program is not in place at the appropriate time. REMERGE ensures that a 1031 is opened with the company of the Seller or Buyer's choice. REMERGE provides the exchange company with all the information required to meet the very strict time lines of the tax deferred exchange program. 1031 information is entered on the web site file for quick reference.

Duplicate Files - For Agent or Client
$50
One complete Broker transaction file is included in the REMERGE Basic service. Do you want a paper copy or CD transaction file for yourself? What about complete real estate transaction file customized with your information as a closing gift for your Clients? You can have either or both! To order, click on the option you prefer in the inquiry box just before you submit a new listing or a new sale. Custom files may be subject to higher fees. Duplicate fee for a file after the transaction has closed is $100. Order during the OPEN transaction and save 50%!

Duplicate Set of Seller’s Disclosure Documents
$50
Help avoid this cost of duplication by alerting your Clients to expect a big envelope in the mail from REMERGE Transaction Coordinators. IMPORTANT REAL ESTATE DOCUMENTS is stamped in red. Encourage your Clients to complete and return the Seller's Disclosure Package promptly. A self-addressed envelope is always included for their convenience. Return postage is not included.

Special Messenger and Overnight Delivery
$15 plus cost
REMERGE sends documents to your clients wherever they are. Postal mail is included in REMERGE Basic service. California Overnight service will be used when messenger service is not available or the document delivery is urgent. You can usually avoid overnight delivery charges by submitting your transaction on-line as soon as you get it. Northern CA transactions may require at least one California Overnight service per transaction. The recipient of the documents will be invoiced in escrow or as indicated by the agent.

Coordinator Transaction Data Entry
$50
Go to: www.remerge.com Click: LISTING, LISTING/SOLD or NEW SALE. If you prefer, the REMERGE Coordinator can enter your transaction on line for you. Fax or e-mail your contract to your coordinator and request Data Entry. Contracts received by fax or e-mail and not entered on www.remerge.com within 3 days, will be entered by the REMERGE Coordinator and a data entry fee will be billed to escrow.

EDUCATION

REMERGE Document Review Workshop
$250 per person
Shelly Gorenstein, Broker and Director of REMERGE Transaction Coordinators, teaches this full day workshop seminar. It is designed for loan officers and licensed agents who are new to California real estate listing and sales. It is a detailed review of all the required C.A.R. contract forms. The Listing Review covers the duties of the agent and seller in the transaction and how to protect your commission due. The Sales Review covers how to write a purchase agreement (RPA) to the Buyer's advantage and how to analyze a purchase agreement to the Seller's advantage. The Disclosures Review covers mandatory and other disclosures and the obligation of the agent's visual inspection. This seminar is given in your office with a minimum of 10 registered agents.
