Full service transaction coordination, contractual time line alerts and continuous transaction tracking from the Point of Listing through the Close of Escrow. The current set of mandatory D.R.E. and regional Seller disclosures, Natural Hazard Disclosure report and the Environmental Hazard & Earthquake Guide are included in the Seller side files. The Seller's Agent and Seller have passwords protected access to the online file at www.remerge.com. The complete and compliant Broker and Client versiontransaction files are electronically archived. The final CD Transaction File is delivered to the Broker on receipt of payment from escrow at closing. Custom files and/or custom programming are subject to higher fees as negotiated.

Full service professional transaction coordination, contractual time line alerts, continuous transaction tracking from the Point of Sale through the Close of Escrow.  The current set of mandatory D.R.E. and regional Seller disclosures, Natural Hazard Disclosure report and the Environmental Hazard & Earthquake Guide are included in the Buyer side files. The Buyer's Agent and Buyer have password protected access to the online file at www.remerge.com. The complete and compliant Broker and Client version transaction files are electronically archived. The final CD Transaction File is delivered to the Broker on receipt of payment from escrow at closing. Custom files and/or custom programming are subject to higher fees as negotiated.

Are you new or returning to California real estate listing and sales? Or are you an Independent Broker who wants support in your transactions? REMERGE Transaction Coordinator's Director and Broker, Shelly Gorenstein is available on-call to review real estate listing and sales documents and procedures and discuss issues that may arise throughout the transaction.  Mentoring service is only available in conjunction with transaction coordination.

REMERGE Transaction Coordinators File Review - Risk Management

Brokers! Do you have an Agent or two who wants to do his/her own files? Instruct the Agents to register the sale on www.remerge.com and submit all documents to REMERGE Transaction Coordinators for a rigorous file review PRIOR to the close of escrow. The REMERGE Coordinator works with the Agent to complete the file. It is up to the Agent to get documents signed and back to us. The Broker Transaction Files is electronically archived on completion. The final CD Transaction File is delivered to the Broker on receipt of payment from escrow at closing. If the file is submitted after escrow has closed, please remember to send a check for each file.
NOTE: REMERGE Transaction Coordinators cannot guarantee compliance in files that are submitted for File Review only, especially after the close of escrow.

1031 Tax Deferred Exchange Facilitation

Don't chance the huge tax penalty that will occur if the 1031 tax deferred exchange program is not in place at the appropriate time. REMERGE ensures that a 1031 is opened with the company of the Seller or Buyer's choice. REMERGE Transaction Coordinators provides the exchange company with all the information required to meet the very strict time lines of the tax deferred exchange program. 1031 information is entered on the web site file for quick reference.

One complete Broker CD Transaction File is included in the REMERGE Transaction Coordinators full service. Do you want a Binder or CD Transaction File for your real estate library? What about complete real estate transaction file customized with your information as a closing gift for your Clients? You can have either or both! To order, click on the option you prefer in the inquiry box just before you submit a new listing or a new sale. Custom files may be subject to higher fees. Duplicate fee for a CD Transaction File or Binder transaction File after the transaction has closed is $100 and $150 respectively. Order during the OPEN transaction and save $50!

Postal and Overnight Delivery
$15 plus cost
Usually, documents are relayed to all parties and signed electronically. However, if this is not an option and your Client is out of range, REMERGE Transaction Coordinators will send documents to your Clients wherever they are by mail or overnight service, if document delivery is urgent. Northern CA transactions may require at least one Overnight service per transaction. The recipient of the documents will be invoiced in escrow or as indicated by the Agent.

Coordinator Transaction Data Entry
$50
Go to: www.remerge.com Click: LISTING, LISTING/SOLD or NEW SALE. If you prefer, the REMERGE Coordinator can enter your transaction on line for you. Request Data Entry. Email the contract to your coordinator along with the contact information for your client and escrow. Contracts received by e-mail and not entered on www.remerge.com within 3 days, will be entered by the REMERGE Coordinator and a data entry fee will be billed to escrow.

EDUCATION
REMERGE Transaction Coordinators Document Review Workshop
$300 per person
Shelly Gorenstein, Broker and Director of REMERGE Transaction Coordinators, teaches this full day workshop seminar. It is designed for loan officers and licensed agents who are new to California real estate listing and sales. It is a detailed review of all the required C.A.R. contract forms. The Listing Review covers the duties of the agent and seller in the transaction and how to protect your commission due. The Sales Review covers how to write a purchase agreement (RPA) to the Buyer's advantage and how to analyze a purchase agreement to the Seller's advantage. The Disclosures Review covers mandatory and other disclosures and the obligation of the agent's visual inspection.  This seminar is given in your office with a minimum of 5 registered agents.
