REMERGE Transaction Coordinators requires that the Agent submits a complete set of signed purchase contract documents and registers the NEW SALE on-line within 2 days of acceptance in order to follow all the contractual time lines of the transaction.
MANDATORY REAL ESTATE PURCHASE CONTRACT and SUPPORTING DOCUMENTS
It is the duty of the Real Estate Agent to obtain dated initals and signatures from the Buyer and Seller on all purchase contract documents.
The following real estate documents should be presented to and signed by the Buyer in THIS order.
- Disclosure Regarding RE Agency Relationships: signed by Buyer and Buyer's Agent
- Real Estate Purchase Agreement: each page initialed and signed by Buyer and Seller
- Addenda to the Real Estate Purchase Agreement, if any eg. Affiliated Business Arrangements, Broker required Addenda, etc.: signed by Buyer and Seller
- Wood Destroying Pest Allocation of Costs: signed by Buyer and Seller
Note: Always mark the "or 2" box in Wood Destroying Pest Inspection section, on page 2, item 4(a) and include this addendum.
- Buyer's Advisory: signed by Buyer and Seller
- Addenda, as needed (eg. Contingency of Property, Seller's Secondary Financing, Interoccupancy Agreement, etc.)
- Statewide Seller and Buyer Advisory: signed by the Buyer, Seller and both Agents
- Counter Offer(s), if any: signed by Buyer and Seller
NOT MANDATORY BUT STRONGLY RECOMMENDED SUPPORTING DOCUMENTS
9. Cooperating Broker's Commission Agreement: signed by both Agents
10. Lender's Letter: For more serious consideration, submit Lender info and committment with your offer.
11. Copy of Buyer's Deposit Check: For more serious consideration, submit this document with your offer.
